Wow... what a great poolside! The Waterscapes poolside is resort style spectacular! Enjoy sun bathing in one of the many supplied loungers or visit with friends around a table. The poolside is rimmed with beautiful flowers and highlighted by the fountain and waterfall. Yes, you are at home. 



The Cascade Lounge
Open 8:30 A.M. to Midnight

One of the many highlights of the Waterscapes community is the Cascade Lounge centrally located between the Herons 1 and Herons 2 buildings.  The area is architecturally stunning with beautiful vaulted wood ceilings, a central stone fireplace, and a wall of glass displaying the poolside.   The many features of the club include a T.V. viewing area with sofa seating, a boardroom style table, a spacious serving counter with a sink, fridge and microwave, and a few tables and chairs for card playing or visiting.

The Cascade Lounge is ideal for family gatherings and can be reserved for private functions.  Click here to make a Cascade reservation.

The Gym 
6:00 A.M. to 10:00 P.M. 

Yes, your excuse for not getting into shape has just evaporated. Waterscapes has a fully equipped gym for the use of residents and guests. The gym is located on the second floor above the Cascade Club and is air conditioned for your comfort. 

The equipment list includes treadmills, stairclimbers, bikes, a Precore weight lifting apparatus with four stations, a full dumbbell rack, two benches, exercise mats, an exercise ball, a bosu, two TVs and fans for your personal cooling. As well there are two full walls of mirrors so you can inspect your fitness progress. 

The gym is open early and closes late so we ask that you exercise caution with the volumn of the TV's in consideration of the suites located next to the gym.

The Billiard Room 8:30 A.M. to 11:00 P.M. 

The billiard room, located off the Cascade Club, is equipped with two medium size tables and all the necessary equipment for a game of pool. Check in the floor to ceiling cabinet for the cues, chalk, ball racks, etc. The Billiard room also includes a dart board with scoreboard.



Guest Room Reservations

We have three guest rooms available to all residents; one in Herons 1, Herons 2 and one in Skye Tower!  
If the calendar day you want to reserve has less than three bookings then we have an available guest room for you.

Guest room reservations are done online.  Payments must be made prior to check-in via PayPal.  Our guest rooms are similair to a hotel room with one queen sized bed, TV, sitting chair, and bathroom with a shower.

March Sales Stats - Kelowna Real Estate with Tiffany Munsey

Residential Sales Increased 25%
Apartment Sales Increased 15%
Townhouse Sales Increased 11%
Overall Kelowna Real Estate Sales were up 22% and Active Listings were Decreased 10%
Total Average days to sell 104, down 25 days.

KELOWNA REAL ESTATE - FEBRUARY

FEBRUARY REAL ESTATE UPDATE


The weather and the real estate market were both warm for January 2014.
We saw an almost 6% rise in Single family home sales and a decrease of over 11% in new listings. This theme was consistent for 2013 and is expected to continue for 2014 and beyond. 




What does this mean for Kelowna Real Estate? It means we are now seeing a balanced market, and that buyer's confidence has returned. Sellers can now feel confident that their home will sell within their desired timeframe (when priced at the market).

Both Alberta and Vancouver are seeing healthy growth and sales, with many people looking to move to Kelowna and/or to purchase vacation homes.

Sellers:
The buyers who are in the market in February are serious buyers ready to make a quick purchase. Take advantage of these buyers before your yard maintenance starts.

Buyers:
Sellers may be willing to negotiate a better deal now if they have been sitting on the market over winter. Sellers are also looking to make a sale before the major spring yard maintenance jobs start.

Baby It's Cold Outside!


Lets face it, we live in Canada, its cold and winter is long. I have fond winter memories of curling up beside our fireplace at the farmhouse with a hot chocolate and listening to the crackle of the wood burning as the soft amber light dances and flickers. I think we can all relate that it is the best way to waste away lazy winter sundays. In honor of cozy canadian winters and not having a real wood burning fireplace, here are some funky and fun ways to keep warm this winter. 




The Sauna Box is not only is this a great way to use a shipping container, it is just down right cool and looks indestructible! Features include a red cedar interior, integrated iPod stereo, electric guitar hookup, Castor stool, a magnetic truck light, and bronze antlers (bronze antlers, can you tell the manufacturers are Canadian?). I would love one of these for the cabin, I would also love a cabin...It can be yours for just $41,000. 


This is a fun, fashionable and fantastic fireplace is perfect for small spaces and one of the coolest fireplaces I have ever seen! The "Mall Fire" by Atria is a fireplace in a trunk, that uses bio ethanol fuel to create flames. Who knows if it actually throws heat, I am going to assume not, but hey everybody loves a fire, as long as you don’t burn your place down!


A towel warmer may seem completely silly, but you have not tried it, this is pure luxury I highly recommend it! This is a gift to yourself and a purchase you will never regret. Use at your own risk, as showers will never be the same again! 

If all else fails, forget the winter blues with a visit to KurSpa at Sparkling Hill Resort located just 30 mins from Kelowna. The majestic spa features 7 unique aromatherapy saunas and stream rooms plus showers, a hot tub, an indoor pool and a year round outdoor pool. I had a serious case of sauna/steam room ADD (thats a real condition right?), with so many things to do and see it is hard to concentrate on just one and relax. My personal favourite is the Crystal Sauna followed by a chilly escape into the Igloo and back again (did I mention I had issues concentrating on just one). 


If these don’t fix your winter blues and you are still craving cozy evenings in-front of a grand wood burning fireplace... why not buy a new house with a fireplace in it (kidding... kind of... but why not, call me!)? Whatever you do remember that spring is just around the corner and the winter blues will soon be melted away by the beautiful Okanagan sunshine!

The Coldwell Banker Horizon Realty team had the pleasure of visiting Spider Agile Technology today for a presentation on our future presence in Kelowna. We have many exciting things to look forward to including our website, social media presence and our office redesign.  The thing that got our REALTORS® most excited was the new and improved plan of the Coldwell Banker Horizon Realty office located at 1470 Harvey Ave in Kelowna BC.

The Next Generation of Real Estate Agents



I work at Coldwell Banker Horizon Realty in Kelowna, BC and I am the youngest real estate agent in our office. I personally "grew up" with facebook when it was first launched in February 2004. For me, social media became an essential way to communicate with my friends and family, and today it is an integral part of how business all over the world is conducted.

If you have met me, you know that I am a bit of a social media/technology geek and I should be paid by apple for the amount of sales that I generate and the endorsements that I give the brand on a daily basis. I love my iphone, ipad and my macbook, it allows me to not only be mobile with my business but efficient as well. Instant access to the web, documents in a cloud and staying on-top of the next social media trend or technology gadget is what sets agents apart from the crowd as the next generation of Real Estate Agents. 

The business of Real Estate Sales in Kelowna and across the world is changing at a rapid pace. Goodbye to the highly sought after thick bound books printed weekly containing the MLS listings, environmentally damaging print advertising, paper contracts and what is a phone book? Say hello to contracts being signed electronically, social media marketing, environmentally friendly business practices that save time, money and energy for both the client and the agent. 

So why is it important to deal with the next generation of real estate agents who are social media and tech savvy? Official Report from the Okanagan Mainline Real Estate Board (OMREB) APRIL 2012 STATS: OKANAGAN-SHUSWAP HOUSING MARKET REMAINS STEADY WITH MODEST GAINS


Kelowna, BC – The Okanagan Mainline Real Estate Board (OMREB) reported April 2012 sales activity of all MLS® property types were up compared to the same month last year and have improved over the first four months of 2011, as the housing market remains steady and continues to see modest gains.
Okanagan-Shuswap home sales saw gradual improvement during April. We continue to see up and down fluctuations in each Zone as there are a lot of dynamics in our area – depending on the community, housing type and price point. Now more than ever, it is important for anyone thinking of buying or selling to ask their REALTOR® how their property type is currently faring in the overall market and, more significantly, in their particular neighbourhood.
In April, sales were the strongest in the North Okanagan with a 30% improvement over 2011 and single family homes saw the most significant gain with a 48% increase in units sold. Overall sales for the month also picked up 18% in the Shuswap, and lot sales jumped significantly over April 2011 – from 2 to 8. In the Central Okanagan, it is encouraging to see a 26% rise in the number of lots sold year-to-date compared to the first four months in 2011. The bump-up indicates that builders and developers are purchasing land in our Board area, and more lots are being listed and added to the inventory.
With significant active inventory plus the expected seasonal increases in listings, and the demand for housing growing at a slow but steady rate reflective of the economy and employment, prices are holding steady in most segments in the Board area.
Working with a real estate professional to understand current local market conditions and to provide comparisons specific to your neighbourhood is essential as home values vary based on property type and location. Pricing continues to be of utmost importance when selling a home. Consult with your REALTOR® to make sure your pricing is strategic and reflective of the current values in your area. Remember that serious buyers are motivated by well-priced properties with great curb appeal and room to negotiate. It is important to have realistic expectations when buying or selling a house. Buyers and sellers must agree to come together if they are serious about closing the deal.
